Lease-up risk is the stretch of months a newly delivered building produces no meaningful income while it fills to stabilization.

Software is treated as the advantage. It is not. Any tool a firm can license, its competitor can license the same afternoon, at the same price, with the same features.

Build versus buy is framed as one decision. It is two. The first is who designs the software: whose rules, whose fields, whose definition of a good deal.

AI lowered the cost of custom software, and many CRE firms read that as a reason to build everything.

Off-the-shelf CRE software is treated as neutral: a tool that does the job and leaves strategy to the firm.

Human review cost in AI workflows is treated as a safety margin. It is not. It is a line item with a price per minute, and like every line item it earns its place or it does not.

AI comparable selection is treated as a judgment problem: which sales deserve a place in the set.

AI acceptance testing is the step most CRE firms skip, and it is the only step that converts a purchase into a dependency they can defend.

The gap between an AI pilot and production in CRE is treated as a scaling problem. It is not.

AI vendor data rights are treated as a privacy question. They are not. When a vendor trains a shared model on your deal flow, the model does not learn your data.

Every firm evaluating AI on its deal flow asks the same first question: is the platform secure.

Most firms deploying an AI agent answer the questions in the wrong order. They ask whether the model is accurate enough, decide that it is, and then hand it a login.

Ask an acquisitions principal why the firm has not connected an AI tool to the deal inbox and the answer lands on trust.

Most deal screening produces a verdict: pursue, pass, or a score between one and ten.

Automation does not improve buy box criteria quality. It removes the last thing protecting a firm from its own bad criteria, which is inconsistency.

Every deal screen makes two kinds of mistakes, and only one of them ever gets reported. False negatives in deal screening, the deals that fit the buy box and got killed anyway, leave no evidence behind.

Most acquisitions teams respond to a rising pile of offering memorandums by trying to look at more of them, faster.

A deed restriction is treated as a formality that dies with the transaction. It does not.

A seller carryback is treated as a residential workaround for buyers who cannot qualify. It is not.

The cold shell warm shell distinction is not construction jargon.
